Professional photography

We outsource our photography services to a specialist company, thus  ensuring the highest quality photographs which showcase your property and highlight key features to potential buyers.

Floorplans

As part of our service we create 2D and 3D floorplans of your property, along with an Energy Performance Certificate (EPC) if required.

Virtual tours

We offer virtual tours (also known as 3D tours) to allow potential buyers to take their own tour of the inside and outside of a property before any potential “in person” visit. Viewers are able to control which part of the house they would like to look at from differing angles.

How we market your home

Aletta Shaw market your home where it matters. We list all properties on Rightmove, Zoopla and Prime Location. This is where the majority of house hunters will be looking for their next purchase.

As well as using our own extensive experience to make your property look its best, we use a specialist company to take professional photographs alongside a bespoke virtual tour of your property. They also prepare 2D and 3D floorplans, along with an Energy Performance Certificate (EPC) where required. Outsourcing these tasks to a company with many years’ experience of photography and videography is a key advantage for our clients.

Tenant Fees

Holding Deposit one week’s rent

Security deposit – Five weeks rent if under £50,000 per year or 6 weeks rent if over £50,000 per year.

Unpaid Rent

If rent is unpaid for more than 14 days it will be in arrears and interest rate of 3% above the Bank of England Base Rate will be enforced.

Lost Keys

Tenants are liable for the cost of replacing keys that have been lost, including the cost of replacing any locks.

 

Early Termination

If the tenant chooses to leave their contract early, the lanbdlord’s costs in reletting the property will be charged to the tenant, but the costs will not exceed the maximum amount of the outstanding rent on the tenancy.
